In order to respond to client requests for consulting services better, we have joined forces with Chandan Economics, headed by real estate economist Dr. Sam Chandan, President and Chief Economist of Chandan Economics (www.chandan.com) and an adjunct professor at the Wharton School of the University of Pennsylvania. We will provide clients with both market and asset strategies to help maximize their investment in apartment properties. Strategic recommendations will seek to optimize portfolio allocations across markets and assets with varying risk and return profiles, as well as a client’s liquidity and investment time horizon objectives. In each case, we will produce quantitative benchmarks for fundamentals and return performance in support of ongoing evaluation of the client’s strategy. High-frequency reporting and analysis of capital market conditions – including primary data collection of market-level cap rates, financing rates, underwriting standards—are essential elements of the quantitative benchmarking strategy and reporting to a client’s management. Complementing the micro analysis, we will submit regular reports to management relating to significant policy developments concerning government-sponsored enterprise (GSE) activity and market structure. As a part of our ongoing research on structural trends in the marketplace, we will submit our White Paper series on housing market conditions and demographic, economic, and policy trends that impact a client’s short- and long-term investment strategy and portfolio liquidity.
